Insurance for expats in Loulé: town, coast and countryside
Besides the town itself, the municipality of Loulé includes the coastal areas of Quarteira with Vilamoura and Almancil with Vale do Lobo and Quinta do Lago, as well as inland villages such as Boliqueime, Querença and Salir. The homes vary just as much: town houses in the old town, apartments in coastal complexes and detached villas with pools and large plots.
For home insurance this means that an apartment in a Quarteira complex needs different cover from a country house (quinta) in the hills. We work out with you what sum the building needs, which sections suit the location and what applies when the house is empty or let.
How the Portuguese multirisk policy works in general is explained on our page House insurance in Portugal. For expats in Loulé we also compare private health insurance (often called medical insurance), which usually gives faster access to private doctors and hospitals, and life insurance to protect your family.
The cover a home in Loulé needs
The basis is a multirisk policy. Which sections matter depends on location and use:
Buildings at rebuild value
Walls, roof, fixed installations and, for villas, pool and outdoor areas. What counts is the cost of rebuilding, not the purchase price. If the sum is too low, the insurer will normally reduce a claim proportionally.
Contents and valuables
Furniture, electronics and personal belongings against burglary, fire and water damage. Jewellery, art and other valuable items have their own limits, which you should know.
Liability for house and pool
Covers damage your home causes to others, for example a water leak into the apartment below or an accident at the pool. More in our guide Pool liability and insurance in Portugal.
Storm, fire and earthquake
Storm, heavy rain and fire are usually included, while earthquake cover (risco sísmico) often has to be added. According to the Portuguese civil protection authority (ANEPC), the Lisbon and Algarve regions are among the parts of Portugal most prone to earthquakes.
Depending on the property, glass breakage, solar panels or heat pumps, outbuildings and assistance services can be added. We build the policy around your home rather than selling a standard package.

Main home, second home or let
Homes in the municipality of Loulé are as varied as the places themselves. Four typical cases:
Old town
Town house in Loulé
Older houses often have ageing pipework and extensions and adjoin neighbouring houses directly. A realistic buildings sum, escape of water cover and liability for damage that spreads to neighbours matter most.
Coast
Apartment in Quarteira or Vilamoura
Fire insurance is compulsory for property in a condominium, often arranged by the building administrator. Check whether your apartment is included; your own policy adds contents, liability and escape of water. More in our guide Holiday home insurance in Portugal.
Countryside
Country house (quinta)
Large plots, outbuildings and equipment such as wells, pumps or solar panels. Because wildfire matters in the wooded countryside, you need sufficient fire cover for everything on the property.
Holiday letting
Alojamento Local (AL)
If you let under an Alojamento Local (AL) registration, the law requires liability insurance of at least 75,000 euros per claim. A private home policy alone is usually not enough. More on insurance for holiday letting.
We clarify which situation applies to your home and explain the Portuguese policy terms in English before you sign.
Local risks: coast, countryside and earthquakes
The municipality stretches from the sea to the hills of the Serra do Caldeirão. A rough guide:
| Risk | Where it matters | What we look at |
|---|---|---|
| Storm and heavy rain | On the coast and wherever roofs, windows and gardens are exposed. | Storm cover without tight limits for outbuildings. See Storm damage in Portugal. |
| Wildfire | For homes in the wooded countryside. | Fire cover with a sufficient sum for buildings and outdoor areas. |
| Earthquake | Across the Algarve. In the earthquake of 28 February 1969, the strongest effects were observed in the Algarve (intensity VIII), with the worst damage mostly in the west. | Make sure earthquake cover is included and check the excess. See Earthquakes in Portugal. |
| Unoccupancy | For second homes and holiday homes. | Unoccupancy clauses, regular checks and insurer conditions. |
This is a general guide and does not replace a review of your property.

Frequently asked questions about insurance in Loulé
Is home insurance compulsory in Loulé?
Fire insurance for the building is compulsory for apartments in a condominium (condomínio), and banks usually require buildings cover for a mortgage. Beyond that there is no legal obligation, but a multirisk policy is strongly recommended for owners.
As an apartment owner, am I covered by the building’s policy?
Not necessarily. In a condominium, every unit and its share of the common areas must be insured against fire, either through a block policy arranged by the administrator or through your own policy. Check whether your apartment is included and which risks besides fire are covered. Your own policy adds contents, liability and usually escape of water. We compare both so that nothing is insured twice or not at all.
What matters for a country house in the hills around Loulé?
For a quinta in the wooded countryside, what matters is sufficient fire cover for the house, outbuildings and outdoor areas, and whether wells, pumps or solar panels are included. If the house is empty for periods, special conditions often apply. We build the policy around location and use.
Are earthquakes covered in Loulé?
Often only if you add risco sísmico cover explicitly. The Portuguese civil protection authority (ANEPC) counts the Algarve, together with Lisbon, among the most earthquake-prone regions in the country. Also check the excess, which is often higher for earthquakes.
What do I need to consider when letting to holiday guests?
Letting under an Alojamento Local (AL) registration requires liability insurance of at least 75,000 euros per claim by law. Without it, the registration can be cancelled. Your buildings and contents policy should also include letting. We align both.
Do you also arrange health and life insurance for expats in Loulé?
Yes. Besides home insurance we compare private health insurance and life insurance for residents in Loulé, so you have one contact for your insurance in Portugal.
Where is your office and which languages do you speak?
Our office is at Av. Duarte Pacheco 13 R/C, 8135-104 Almancil, also in the municipality of Loulé. We advise in English, German and Portuguese, by phone on +351 289 392 452, by email at [email protected] or at the office by appointment.
How much does home insurance in Loulé cost?
The premium depends on the sum insured, construction, location, chosen cover such as earthquake, use of the property and the excess. A reliable flat price is therefore not possible. We prepare a free comparison quote for your home.
